Maintenance Technician III – Property Maintenance

About the role

The Maintenance Technician III ensures the day‑to‑day upkeep and safety of assigned residential properties. Working both indoors and outdoors, you will collaborate with the Facilities team to deliver safe, appropriate, and sanitary housing for residents.

Key responsibilities

• Perform custodial duties such as cleaning, mopping, trash removal, and light‑bulb replacement.
• Diagnose, maintain, and repair building systems including electrical, plumbing, HVAC, and outdoor areas.
• Manage and prioritize work orders in Yardi (or similar software) alongside community managers.
• Monitor and replenish maintenance inventory while staying within budget.
• Execute general carpentry tasks to ready apartments for move‑in (painting, repairs, flooring, appliance installation, etc.).
• Move common‑area furniture, supplies, and equipment as needed.
• Attend staff meetings and trainings; coordinate with vendors when required.
• Enter completed work orders with detailed repair information.
• Assist in training new maintenance team members.

Required skills

• Proficiency with Yardi or similar property‑management software.
• Knowledge of electrical, plumbing, and HVAC systems.
• General carpentry and repair skills.
• Inventory management and budgeting awareness.
• Understanding of safety regulations and hazard mitigation.
